If they exclude coverage that is not good because you will certainly be named in a suit and you will be paying the tab for your attorney and any damages assigned to you.

Regarding the roomate situation, my agent told me the insurance will likely cover the property damage caused by the roomate,but if he got injured due to my liability, that won’t be insured. 

The insurance company is going to rebuild all the units due to the amount of damage, but there has been some hold ups with the county due to permitting, changes in codes and such that has delayed the rebuild process greatly.

My sense is there's a reason for that.I'd be a bit concerned that some type of failure could result in water damage, in addition to the risks that you mentioned.
