@Kelsey Vander Meulen , it is not essential who delivers the Notice; what is essential is the clarity of its delivery.

For the single family houses I've built, I used a draftsman and then paid an engineering company to stamp the plans. 

We hired a contractor who had previously done few projects with other investors from the wholesale company and they gave good reviews.

He has stellar credit but is unable to make deals due to the sensitive financial company he works for and the amount of student loans he cosigned for his kids. 

I've worked for several PM firms in the area and one company stole like 30k in commissions from me when I no longer wanted to work at their god awful company.I can definitely advise you on some property management companies to stay away from, as well as some new and upcoming property management companies in the area that are taking a more hands on and professional approach.  

They will appreciate that more than what some companies tell you do which is garbage.Just remember, when you are mailing off-market, usually terms are more important than price.
