I had clients get ANGRY with me that I'd have the gall to charge more up front than my competitors (even though their end-of-job cost would be lower).

They are one of my competitors.

This is a different use case entirely than Bitcoin, so I do not really see the two as competitors. 

Plans are to start with a house hack in mid July/ later July but the market im in, port Charlotte  Florida area, a lot of experience investors are swiping up all of the duplexes around me and I don’t have much capital to get ahead  

Maybe more than what you need, but I use Realeflow.com (competitor to propstream and others), which has a feature called "Moby" that allows creation of text campaigns.

Those are the areas that will be tested with the chemical lead-swipes. 

I'd recommend punching the address into Awning.com/Airdna/Rabbu as well as looking at competitors calendars to try and triangulate best/worst case scenarios. 

Personally, I use Zillow when casually looking at properties values/rental rates BUT have not explored any other competitors.

For ex with 100k down you could swipe in a pick up a 10 unit in Milwaukee that looks good on paper, but no local investor would touch. 

I already made the mistake once of giving the actual address of a potential property in the past only for it to be swiped from my grasp.
