So - the seller gets the cash they need, the buyer gets the property they want, the Realtor (if there is one) gets their commission, and the house gets sold very quickly.A couple of things to note right away: This strategy ONLY works if 1) traditional financing does not work or is not desired for some reason; 2) the seller is willing to take a discount on the property; 3) everyone can be creative when structuring the deal.

i believe that also when you have your RE licence, you can actually use your commission as leverage on properties you are buying, or your "company" is buying. meaning either, you can negotiate with the seller to not have to pay your half of the commission or you can have it credited to you at escrow.

To get a deal, the developer needs to hook up with a non-profit hosuing agency, PHAs are prime targets to partner with, the proposal goes to the state level and comes back to go for approaval by the loacal PHAs, to show that a need exists and the city council, county commission must sign off as well.

But first I would threaten in writing via certified letter of my intentions allowing a reasonable time period (2 days) for reply then forward my complaints and documentation to each of the parties regulator commission along with the Attorney General of you peticular state.
