I have been using Tenant Cloud, it is a lot more robust than Rentigo, however I have not tried their online rent payment service.

Quickbooks Cloud (QBO), works pretty well on rentals (see below).Big learning curve, but you can set-up auto invoicing (with recurring set-up).

@Deborah Repaskey If your tenants use the internet, and you don't have enough units to justify using a cloud based system to manage your rentals, you could upload the application into docusign and have them fill it out and electronically sign it.
