We had a similar situation last year and put a couple visuals (sheet of paper on the wall with picture) we could change (adding another closet in the master by taking space from the adjoining room - blue taped floor (2k+), extra pantry cabinet (800$$+) ended up selling the weekend after we did all the options and the buyer didn’t even want it, I think they just wanted to know it was fixable if they really really wanted to.

I would not put ikea cabinets or other knock down cabinets in a million dollar home but in $50k homes I would put them in all day long.

the carpet is terrible too, the fridge is blocking cabinets and there is a giant hole between the fridge and oven. but as long as you got a tenant that likes it, noone cares what I think.

Besides painting, property needed whole new flooring, updated appliances, some cabinets repair, AC unit is on its last leg, water heater almost 15 years old, and whole lot of cosmetics like windows, old plumbing and the yard front and back completely neglected.

Over the time living at the property we renovated the garage walls and added a sub panel, finished the basement adding a full bathroom, painted the cabinets, added more hardwood flooring to the house (kitchen and 2nd floor), replaced the appliances and fresh paint everywhere.
