If the tenant violates the lease, I address it and follow or amend the lease as needed.These days people don't fully read or comprehend what they sign, nor are they aware of the underlying local and federal codes that apply to a lease.

I was thinking of writing some amendment for the owner to sign saying they didn’t collect any security deposits from A,B,C tenant so that if this issue comes up in the future we can refer them to the sellers.

Our offer was accepted a few days later so it seems they are still ready to sell, but they took it off the market even before accepting the offer.. possibly due to added stress.When our attorney reviewed the purchase agreement, they came back with 34 amendments for us to review before sending it back to the seller.

If you have already drafted an operating agreement/LLC agreement mentioning the activities of the LLC; you may want to amend the document.If you haven't done so - I think you should still be fine.
