I've seen a ton of amazing deals on paper, but when I visit I notice the house is held together with duct tape and it turns out they have no occupancy permit to be a triplex or whatever.3) The fact that it's been on for 6 weeks does tell you for some reason investors in the area are not interested - because in my experience most multi-units have investors crawling all over them on the listing day, but that could be a variety of reasons and honestly I've seen many similar deals in the slopes over the years - only way to know for sure is go see it.

At the same time, I'm aware that this is a tough time to get started in the real estate market cycle, so I'm also committed to finding an amazing deal even if it requires a lot of upfront work.I've targeted buy and hold rental as my #1 strategy and the next step for me is choosing a market.For more background on myself, I grew up in Seattle, WA and since then have lived in Phoenix AZ, Chicago IL, Steubenville OH, Charlotte NC, and am currently in Montclair NJ (and I'm only 24!).

My wife is an amazing decorator and we are toying with the idea of leaving all furniture/ammenities in the house and renting to mid-term renters (people relocating needing a place while they get settled, healthcare providers doing residencies etc..)...I'd really appreciate any feedback from anyone who has experience with this..ideas on advertising, pricing rents, contracts etc....thanks in advanceBrian

My wife and I started a year ago and have been very fortunate to have a good start, with amazing people around us, and we'll also be working with my father, who is a full time investor of over 30 years.In preparation, I'm scheduling multiple visits to COS to network, learn the market, and form a team to start working on acquisitions before we are fully moved.
