Since the property is in an LLC, it does have a little bit of separation visually unless the tenant does some homework on the owners of the LLC.

Just plain dumb, but hey if they want to play the stupid card let them.As another mentioned, I buy notes and do not visit the properties but we do get visual inspections on them and are buying them at a discount and understand the equity risk and make sure we have plenty of coverage.

So the lender may visually count it as a second unit bc of the zoning, but you could maybe take out the second kitchen and get lending as an SFR and then put the kitchen back in after the you buy it assuming that the rate will be way better than the other way.

Joys of having a plumber for a husband :-)As far as electrical- if it was upgraded it may "look" ok just doing a basic visual inspection but I would definitely have an electrician look at it to make sure everything was wired correctly and not sharing breakers that shouldn't be.
