I have a cell phone that I use for my business and set it to silent when I'm done for the day.

I'd rather leave it to the professionals to deal all the problems and invest alongside them as a silent partner. 

I'll spend two full days at Tim Hortons/Starbucks, where I've scheduled meetings with realtors, property managers, contractors, mortgage brokers, etc. to come through and meet with (subliminally interview), and begin to build my team.

I hope the silent majority exposes itself on voting day.

Not to rub their noses in it, but to prove them wrong.And it sounds like you all are on to something, as excited as I am about this new venture and finding the perfect house and growing my net worth.Some people just flat out don’t want to hear it.Be it jealousy or worry for you, I’m finding it may be best just to keep my mouth shut and silently prove them wrong.

I'm using a HUD program which reimburse up to 50% of new construction cost but carries a silent 2nd lien for 20 years.

I didn't see your expected timeline (at $44/day interest) or ARV, so extra hard to estimate profits.Be sure to reduce your ARV 10% for realtors and closing costs and after-inspection concessions.Be sure to account for your silent tax partners- 1) Uncle Sam federal taxes & FICA SE taxes,  and 2) Your state dept of rev taxes, if any. 

I would like this person to be a silent partner to help me develop personal care homes for the elderly.   

As to the 4/4 color cards, I have been sending them WITH variable data recently and gotten a resoundingly silent response.
