I have gotten close a few times to buying vacation properties as recently as May 2018 where I was in the offering stages of a property in Myrtle Beach, SC but backed out because they restricted dogs over 30 pounds and mine is a very large great pyrenese.But I'm a huge financial/spreadsheet nerd and think we need one for vacation STRs so if you don't get any help with this send me a pm and I'll build one for you. 

Also, my son, 4 years old and 45 pounds, rides a 4 wheeled vehicle which uses skate board wheels called a skitter.

This is still a pretty fast car with 650 hp and 650 pounds of torque.

@ryan r Depending upon the size and configuration of the house, the shear loading at the corner of a residential structure can reach a couple thousand pounds of force with a design wind loading in most of the U.S.

I believe if more agents were more willing to think creatively they would make so much more.I'm looking forward to more info to absorb as I pound the streets.

But how can an investor make money when there is no equity and the borrower wont settle, do a workout or basically tells the note holder to pound sand?

@Jay Hinrichsand everyone; I have  never endorsed anyone on BP, not that my 3 pounds of influence would count for anything, but I just haven't as I feel my reputation would be "on the line" in doing so, there are "liabilities" that go along with endorsements.But, I will say that I'm beyond impressed with  @Ken Rishel  and his organization.

You can go through a fairly simple process to lift the restriction, pay your pound of flesh and make it a buildable lot.

I did it and went from living in a cardboard box and eating out of dumpsters all the way living in a McMansion and pounding down all the McRibs I ever wanted, even out of season.
