I’m looking for a 2-4 unit property around the country and I’ve circled back to NOLA due to the inexpensive  multifamily properties that is available a few questions…Is this market saturated? 

And are you moving out of the upstairs unit? 

Seller's make claims all the time.... you can build up to 12 units on this land, you can subdivide this into another parcel, rarely are these true if you call the city and do some legwork. 

Hi @James Heller I am fully renovating 2 of my units on a 4plex I have in Golden Hill...feel free to reach out and send me a private message if you need assistance and contacts....You can get cabinets and prefab quartz countertops pretty inexpensive and refacing is usually more expensive, I've found.  

When we list and rent the unit, my fee is 1/2 month and the rental side is 1/2 month, but paid by the renter in NJ.I would not sign anything that they get a cut if the tenant buys the place.

If the lot was split into three parcels, 2 units + 1 unit + 1 unit, they would be correct.

Also curious how much you plan to rent each unit out for? 

@Shawn Tuma definitely depends on the number of units to a certain degree but PM software is great for a number of reasons, some of which you stated and others you didn't.1.

We've just bought a small 5-unit multi in Allappattah, Miami. 

Unfortunately, I dont think I can barge into their unit without them present.
