She moved in Nov. 1 and did't pay rent in January, so now she has 2 evictions on her record and owes me about $1000.The second one is a mom and her two adult daughters who had signed a lease with the previous owner that started 2 weeks before we bought the house.

This was supposed to be an innovative strategy that "could," be used with RE investing.

It's incredibly innovative, and fair.

My duplex was completed in Nov. of 2013, I am renting one and living rent free.
