All the gurus, etc promoting unlicensed brokering forgot to mention this: many of their ideas are illegal in some states.

Saving a little money now to have someone un-licensed to work on water lines could open you up to all kinds off legal issues down the road.

Im having a hard time picturing working Bandit signs that say "Ill buy your house in any condition. equity real estate"  This could be a reason why some investors stay UN-licensed Lol thanks a million in advance :)

@Brian KraftI had a similar experience with unlicensed contractors needing a permit.

I see it all the time from unlicensed brokers and the damage they do to sellers. 

The bottom line, if you are inexperienced with repairs and need a serious opinion - then getting a cut-rate unlicensed inspector who'll show up and pick on your kitchen GFCI receptacles is probably a waste of even small amount of money.

If you are dealing with someone who is unlicensed I highly doubt they have insurance to cover such a situation.I would highly suggest starting an out of state LLC.

After all, would you invest your money with a unlicensed Stock/Fund Planner running his business out of his house?
