I decided on a UGMA (uniform gifts to minors) account. 

The City ultimately amended its ordinances to require an administrative warrant and to remove the criminal sanctions, and on Jan. 17, 2017 the court determined that the plaintiffs' motion for a permanent injunction was therefore moot.

I actually hired a security guard (in uniform with badge) to have an independent witness with me; the tenant must have thought he was a police officer because he was quite compliant.  

But this is speculative, at least until I've gone through the motions of apportioning the sales price : which I think I will save for another day.

It is simply a way to pay them if I am not managing their hours, allow them to control the "journey to the destination" such as methodology to deliver work, no uniform, allow them to work for other people, not providing training, etc. 

I would also cut those bushes back to show off the craftsman style columns and I suggest painting the brick to give the house a more uniform look.Or you can paint the house a nice neutral gray and compliment it with white trim.

Marco-Yes, I learned to mitigate this risk, by making sure I paint all the assets I own in the same uniform color throughout.  

Opendoor (https://techcrunch.com/2016/06/07/a-startup-that-p... presumably uses ML at the heart of their operation, and you can see they are limiting the criteria of their searches to try and make properties uniform with a large addressable market.

The WORST NIGHTMARE is the tenant file for motion for extension to stay, then clean up and repair.  

These actions are not uniform across states, and neither are the barment requirements.
