We were getting ready to take action on that situation, but then they applied for rent relief through a MN-based Covid-19 fund, which then places a moratorium on evictions.

My advice is for someone who is up to their eyeballs in student loans and needs a couple of years of relief to save and build cash flow.

Based on your clarifying info, I see this going two ways: Option 1) the lender will file a motion for relief, allowing the property to be pulled out of the BK so that they may proceed with foreclosure.

Quiet Title is not for debt relief it is to have a clear title. 

This "homeowners relief act" you mentioned, seems like it is more for taxes on the excess then "debt" forgivness?

I should add that this Act does provide some relief for landlords in the form of up to 360 days of mortgage forbearance.

There is also an injunctive relief clause that he agreed to.I called an mediator who wanted $3,000 for a single day, but offered a $500 phone mediation to try to resolve it.
