I've had a lot of comments on how I've used a more generic tile theme with inserting some glass tile "bling" into it. it appeals to almost everyone but give the custom finished feel people pay extra for.

Also I didn't know anyother way.This was the most killer point in the entire thread:A common theme seems to be out of state investors buying cheap houses, doing $5,000 cosmetic "rehabs", renting them out, bragging about the positive cash flow for awhile and then BANG, a few months later they are back on BP, screaming bloody murder and complaining about the leaking roof that has caused a ceiling to collapse. and then we have Big @Ben Leybovich , piling on, pointing out the smeared lipstick on our $30k pigs, dancing on the dead carcass of the out of state investor, and "P r o b a b l y" wagging his "I told you so" finger at his computer screen, and grinning ear to ear as he pats himself on the back for being right again.

I would stick to the main limbs before exploring the smaller branches; stick to the big themes to see what all is out there and as you find things that interest you start exploring all the smaller categories on that topic.

Several assaults with a deadly weapon, one even with a firearm:Average rent for a 3 bedroom in the area is $1,300 but since it's close to the Med Center and remodeled you might get lucky with an employee there and be able to press it closer to $1,500.What does your financing look like?

Upon entering the dilapidated shell-of-a-home that needs to be gutted and cleared of debris, I find 30 year old insulation covering the floor of each room, warped floors, no ceiling, a leaking roof, a destroyed kitchen and an owner attempting shop his home for the highest bidder to hopefully get ARV for his hunk of junk.What I'm finding is a common theme since full blocks are being bought out and the natives being forced out to make way for hipsters, swanky little coffee shops, and inflated real estate prices.
