I personlly dont care about prop tax's we flip everything within 6 to 9 months I am not a buy hold investor in that market nor am i looking to be one. 

So our cash flow was reducing during our hold due to poor ADR increase and large insurance and prop tax increases.  

I like one of our attorneys viewpoint (from our REI) who owns lots of property, He holds properties that have mortgages in his own name and holds larger properties where he has partners in an LLC.

Just invested in deal #61 (25 have gone full cycle, so holding about 35).

For out-of-state networking, I'd focus on engaging regularly in BP forums (like you're doing now), joining virtual meetups in your target markets, and connecting with active BP members who consistently provide value here. 

If I can acquire the property free and clear I’d like to renovate it and sell or even hold it as a rental unit.

Is it buy and hold?
