I requested that repairs be made before closing that would be a long term fix to the foundation issues.At first, the seller tried to pull a fast one on me and push through minor "band-aid" level repairs instead of legitimate long term fixes while feigning ignorance.

It's a horrible stress for an artist to be pushed out of your community due to rent prices and COL problems. 

One washing machine doesn’t sound like it would account for that much usage.  

The Chinese Investors backed by their Govt. were outbidding and pushing exorbitant Cap Rates. 

Even if the landlord pushes the expense off on the tenant, good luck retaining people when you hit them with a $200 electric bill in the winter. 

If I go with a gravel lot to start with, gravel roads require underlay fabric to stop the road bed from pushing into the soil and spreading out or disappearing over time.

At that point my project manager (and partner) started pushing him.

I've fixed pretty much everything unless it was over my skill set (replacing capacitor on A/C system, for instance; landlord told me when I moved in it was okay to repaint or whatever as long as it improved the house), my neighbors love me - they've told him so; I've resodded the yard twice (FL grass sucks with a dog), had the landscape crew redo the trees in front so they look good, replanted flower beds (perennials), power washed the house every year after wet season ended, ensured the pest control worked...The BUT part ...As a sole practioning consultant (pre-IPO weakness remediation, large financial systems implementations, global audit recommendations for SEC registrants, etc.) at times during the last 3 years things have been sink or sink lower credit wise and the ID theft didn't help (apparently, I bought a car in GA and own some property in TX).

I think I can push this up to $1350.

Example: On my first deal, I knew that closing on or after the eighth of the month would push my first payment into the second month out (close in JAN, payments start in MAR).
