Soon I would like to take the plunge.My girlfriend and I are not married and do not have any properties yet.In the next 5 years, both will become a reality though.I envision us buying a property or two before marriage, and then buying many many properties as a married couple.Any advice on how to make sure we each are rewarded appropriately for our business efforts?

@Joe Threats You're assuming a lot of risk by going with a HML...and you're going to get killed on points/interest...my personal opinion is that it doesn't make sense unless you are entering a huge equity position from get go...risk may bring reward.

Your choice would be to earn $750 per month in income and hoard th ecash in yur property praying the markets do not turn or sell and reinvest to earn potentially $2900 per month.Probably the same risk with more than 3X the reward.
