My area itself is in a major upswing that is just starting to pick up momentum and looks like it will be in one for quite a few years but that doesn't mean you can't find deals.

We had a slow start and a learning curve, so now that we have knowledge and momentum I want to take advantage of it.  

This should make it much easier for you to get some momentum going and eventually enough capital in your business where you can take on properties to rehab without borrowing as much money.

Fourplexes in 2017 cost 110k to 185k and in 2018 150k-235k so very good apprichation momentum :)
