First, it's a simple fact of supply/demand, supply is not fully meeting demand, in 2007 we were building entire communities that were 40%+ investor held with NO occupants, I know as I was one of those builders so this is 1st hand knowledge, all of us on the building side say it all coming a mile away we just didn't know when the music would stop but it was inevitable.

Hopefully I can find someone in the VR business there who I can visit with while my wife goes to every music show she can find hehe.

What I believe will happen is closer to musical chairs than a huge wave of vacancies.

For me, it's time to just listen to music, clear my head, and create something nice.
