And as the buyer (my colleague) is now getting closer to closing it's starting to look like it might be worth just cleaning the place out and doing a very low cost rehab (paint, pressure wash and handyman repairs) for a quick sale.

It says that I should take the cost of the repair and divide it by how many years it will last and divide that number by 12 months to get the dollar amount that I should be tucking away every month for that expense.For Example: Let’s say it’s a $20,000 roof that will last 10 years. 20000 ÷ 10 ÷ 12 = 166This formula states that I should be setting aside $166 per month for this expense.

You may wish to consider taking the property subject to and giving the end buyer a sweat equity lease option or lease purchase with the one time right to assign the option/purchase agreement once repairs are complete.If the sellers options are really limited he might just have to buy a cheaper home.

In that time the water heater (brand new and installed 2022) built up soot on the ignition area, at one point the tenant repaired themselves and it worked but went out again.

In this case I would say that for maintenance, you would be best off paying per trip/hourly for the cost of any repairs at whatever is an average median rate for a repair man in your area.
