Many of these investors are using 1031 exchange tax benefits to transfer assets from higher priced markets to Boise.  

Other than in this case, never buy real estate on a QCD and also look to the title insurance policy/binder, Schedule BII, exceptions to ensure the transfer from a QCD is covered.Good luck :)

Wholesaling........I'd bet there are large companies who are compliant dealing in bulk property transfers, I'm just as certain that small fries who try to assign purchase contracts are not compliant with various laws, not just licensing laws.
