The commercial unit is occupied by a hair salon and it needs work, but it’s on a main road in the suburbs and seems to get plenty of business, so I like that it’s already commercially zoned and operating.I work in commercial loan servicing, so I’d get a reduction on the closing costs.

The previous owner had a daughter that regularly dyed her hair red so the tub was stained red. 

The handyman I use in the western suburbs is $45 to show up versus $150 for a plumber. 95% of clogs do not require a plumber as they are the same repetitive issues (hair in the drain, old P traps, etc). 

Hair raising nightmare. 

I have a small business (hair salon) that resides in a mixed use building. 1 empty residential on top /1 commercial business on ground level (no garage).

Id love to here from some of you that have been in similar situations or maybe another take on it, maybe I have options Im not thinking of.Side Note- Im a flipper/realtor with a rather unsteady income $100k-250k a year and the wife has a solid income (Owns a traveling hair salon) I hate that a lot of pressure is on her since her income is super steady and mine fluctuates so damn much.Opinions NEEDED

So I found a hair stylist that wants to open her own salon and is excited to rent my space.

For cap to be high on stabilized there has to be massive (hair) issues on the deal.

Storage office is unit 1, 2 is empty, 3 is a hair salon, for is a security service and 5 is an ambulance service.

I'm a hair stylist so I have great networking opportunities everyday just like you!
