Try the biggies, Zillow/Trulia and Realtor for agent listed properties (each gets their listings from different sources but often overlap) and then the many other websites like Landwatch for FSBO lots.

When the realtor list the property ( use an investor friendly realtor not just any realtor) mention to the realtor to mention CASH in the finance area and also in the description for agent notes mention FOR INVESTORS ONLY and or CASH BUYERS.

Just got back from a Commercial auction.Here's what I bought.6 unit apartment5 2br units1 studio apartment1 Current long-time tennant, rented for $600/mo with all utilities paid.Rest of units are vacant due to former owner's situation.Property is in overall average condition for age, roof is good, units are good, the furnace seems quite iffy (30+ Years old) and the windows in 50% of the units are old.Total purchase price of $68,000.Thoughts?

I could imagine myself showing up the first month and the tenant tells me, "oh, no I have been paying $350 per month for ages." 2) How would you handle the following: one of the tenants is a relative of the owner and is paying little or no rent.
