The HOA is defunct, so no fluctuation concerns about HOA fees.

In my experience after reviewing the water bills I have found they have been relatively consistent at about $35 a month per unit here in Milwaukee with little fluctuation year round, surprisingly consistent.

potential infinate return on investment if the BRRRR is good enough. con: value probably would fluctuate more than apartment complexs. turnover hurts NOI more.

Justin, Interest rates in local banks here has been  fluctuating between 4.625 and 4.75 last week.

But after looking at the numbers carefully, having family there to help out and knowing the language (although it is not a must), I decided it was worth a shot.My main motivations are:- Generating income in Euros (hedging against dollar value fluctuations)- 2% fixed / 15 years mortgage (1.4% for owner occupied) - healthy leverage considering current inflation around 2%- I chose an area with a low price point (not Paris, but cities with $30k to 50k/unit) with higher risks but working with much smaller numbers ($100k for 3 units in France vs $1M for 3 units around Seattle).

If you buy/sell real estate constantly, the market fluctuations may eat your lunch.

The area where this home is located is relatively stable, and does not fluctuate at all, no matter how the economy is doing!  

I personally would hire a quality and experienced project manager, have their pay fluctuate in line with how well the project goes so they are personally invested in the project and the better you do, the better he or she does financially.

I have learned that San Diego values can fluctuate street by street in some locations.
