They were the result of the years of networking, building a reputation, having access to capital, and developing a great reputation/track record of honesty, fair play and success that brought me the deal flow those deals were part of.  

Full transparency though, a lot of the townships with lakes or lake access are getting stricter with STR.

It is not that hard to swallow $18K access fee (I don't think passive investors need any mentoring or consulting) if you start out with a million $$$.

I do have a small lot with deeded access to Sherwood Lake that is prime for building and STRs are allowed. 

I dont have access to the MLS but I guess I can get with a platform that post it for me for a fee. 

I'd strongly recommend working with a broker that has access to multiple solutions rather than any captive carrier.

We accessed standard financing.

Also, since you have access, walk the airport and see what % of hangers are full and their condition.

You could take out a note against it to access the equity if that's what you're after.

As long as appreciation and pricing pushes investors out of Boston to other tenant heavy areas that have job growth or easy access to highways/transport it will likely continue to improve.Very similar to the growth/improvement of Worcester from what Worcester looked like ~10+ years ago.
