While its active (The 13), debtor will need court/creditor/trustee approval and my history says they won't let you buy it directly but instead, will require it to be listed on MLS to expose the property to a broader buyer pool.

Default by Client In the event Client has violated the Non-Disparagement portion of the Terms of Use due to the fact that such disparagement can cause lasting and irreparable harm the Client shall owe Company a minimum of $50,000 as an initial penalty or $10,000 per person who reads or is otherwise exposed to such disparagement (whichever is greater) in addition to any other damages Company may have incurred in costs or damage to it’s reputation and/or goodwill including all costs of enforcing the terms of this agreement including reasonable attorney fees.
