@Fabian PerazaNot a fan of self-locking door sets for two reasons: the first, as you mentioned, tenants tend to lock themselves out more frequently; the second is they are generally an inferior quality lock (grade 3 ... maybe) not suitable for en external entrance.With deadbolts and dead latches, you have the option of using electronic locks that will either delay the latch/lock when someone exits (accommodating the ohnosecond ) or enables you to unlock the door remotely (after confirming the tenants identity).

Over the past 35 years the costs of wants (TV, electronics ect) have dropped, while our "needs (education, food, housing) have soared (I'll point out the the majority of "needs" that have risen in price are heavily subsidized by the government) and that is a factor in keeping the average America's from growing their wealth. 

As soon as I requested a new one to send to my lawyer they sent me an electronic copy and said they had found it in old software. riighhhhhttttt.

But of course things changed with the advent of Amazon and electronic publishing. 

I also have a Guest Handbook at each property to help guests with check-in, recommendations, WiFi and electronic access, check-out, etc.

FWIW -- I've added auto/electronic payment as the preferred method within my leases with some general instruction as to how to set it up. 

., Elite (unannounced) sent “cleaners” that cleaned out handyman’s: hand-tools, folding ladder, radio, NEW electronic and older locks, mop and buckets, cleaning supplies .... et al (e.g. sandpaper, painting trays, gloves ...).

If robots ever take over the real estate game that only means that agents will also need to know programming and electronics.
