It's counter intuitive however, we find this approach to be highly effective. 

The neighborhood (average in appeal) is poised to increase in value as it's in hurricane effected area.

From what I recall it is addressed using a 1 page addendum that says something to the effect of "the borrower is partnering on the purchase of the property with the lender, and is paying a fee equal to XYZ for the sole right to the ownership of the home".

The tax courts have created a pretty effective standard for considering the legitimacy of refinances prior to a 1031 exchange. 

Banks may also offer a construction to permanent option and in some cases you can negotiate a stabilzied release which can be a cost effective option in lieu of completing a refinance.

If our standard lease wasn't in effect, we would default to the in place agreement. 

The current system is extremely efficient and effective.  

You also do not need years of experience, you just need time to be effective.

I am finding that it is more cost-effective (today) for me to rent my primary residence rather than to buy.

Im effectively tying up 25% equity but getting cash flow YoY wothkut really ever needing to own the asset.
