I found a great four plex, in a location that is close to schools, colleges, and a hospital ( walking distance) I did the numbers and found it would cash flow, according to the rent that was displayed on the pro-forma..something I would want to insect ( anything specific to look for when inspecting rent rolls?)

As for other targeting.. you'll be able to only display your ads to certain genders, certain professions, and even certain incomes.

just a quick update... my new strategy did not pan out. i thought that by dressing up nicely or having a written contract, business cards, etc, i'd be able to work with companies that would give me their rock bottom pricing and handle all aspects of the rehab.i was wrong. i had quotes ranging from 10K to 27k for labor only. some people never even quoted. and we are talking about - new bath, new kitchen, all doors, paint, wallpaper, just the usual stuff. but this house needs it all.I dont think i can ever pay 20k to a guy that will just hire a bunch of subs to do the work. i can do that too and i am doing it.

You can take down contact information if it's displayed on their vehicle or even stop and chat with them for a few minutes if they're on a break or working outside.
