Yes, commercial investors can have numerous loans...totaling in the hundreds of millions. 

On one hand you want to be humane, but on the other hand bad tenants can make your life miserable chasing them for a few hundred bucks.

If i am flipping a house and doing some basic renovations myself (Demo, cabinets, flooring) and using contractors for the bigger projects, do i myself need any type of licensing?

The house that just sold that looks exactly like mine doesn't even have kitchen cabinets instead has shelves and I actually have cabinets and still find I'm getting low balled on the  appraisal.And to top it off there's a new home listing at the moment of another home in my neighborhood with the same layout of my house and is selling for 299,999 so why would mine appraised for way less??

Depending on the neighborhood, you might be able to get away with painting kitchen cabinets and replacing countertops.

It blows my mind sometimes that folks look to invest tens of thousands and sometimes hundreds of thousands with a company and a market they have never seen first hand.

If you can pay a realtor in the area to show your property for a couple hundred bucks if you've done your background checks, marketing, screening, etc. yourself, then all that lacks is the personal touch which you can overcome with a good team.I haven't decided if I am comfortable enough to do this yet myself... but I am curious what other advice you get!

It could be that it got grandfathered in and you're good to go or that it was an illegal conversion and you would have to get a conditional use permit (CUP) which could cost you thousands (or hundreds, every city is different).
