We have been bouncing around ideas of investing out of state because seeing any possibility of buying "investment" property anywhere near our home (SF Bay Area) seems unlikely.

They bounce from learning about wholesaling, to learning about syndications, to learning about BRRRR investing, you get the idea. 

As for the swing set, depends on the condition, along with what your landlord insurance policy covers (some policies exclude pools, bounce houses, trampolines, etc).

I don’t mind at least breaking even for the first year or so, but wouldn’t want to jump in if there’s not much profit even when the economy bounces back.
