Also i suspect there is not as much offered here over existing options as some believe.  

I am a big believer that as the major cities in Texas grow they will grow fastest towards each other.

Might want to tone it down if you genuinely want to learn from others, unless you just think you know everything, in which case you shouldn't be posting questions or voicing frustration, as you'd have solved everything and have a well-oiled operation in place....

Depending on the results of the election and evn the time leading up to it, we could see Interest rates drop, and/or home values rise...I'm not saying for sure, but I've seen stranger things for sure.Doing anything now just leaves you with no good options....and I don't believe in putting off the inevitable, but there may be other options that arise as a few more months go by.

When you need to know something I believe in “just in time learning” afterall its not what you know it’s who you know that matters.

I believe the lenders you are communicating with are not articulating this well or simply don’t want to acknowledge they are conservative and it’s easier for them to point to the amount of cash consideration you’ve invested. 

My goal is to fix and sell, it is mostly a cleanout from the looks of it, and I believe that it is affixed to the land.

I believe I can do it after with a mortgage and note, but just want to get your opinion.

I believe the time to purchase a rent ready property and have decent cash flow on day 1 is past, at least in the near term.  

I could save a whole lot of cash mowing my own grass, ironing my shirts, painting the kitchen, organizing my garage, and changing my own oil.
