Both my CPA and attorney have suggested that for real estate on your own (ie not a partnership) that single member LLC's don't do you a ton of good -- although you are able to anonymize ownership by using a registered agent if that's important.  

An LLC is useful for two things: anonymity and legal protection.

Lower-value properties, more liability, more responsibility, more expensive force-placed insurance (liability coverage), more direct contact with tax/enforcement personnel, less anonymity, etc.

Also, in the case of NV, they have a privacy agreement with the IRS, giving some anonymity to NV LLC owners.

These are done usually for anonymity purposes but may have underlying reasons.Question is, does anyone have experience doing 1031's out of a Land Trust and purchasing another property(ies).

But I think over time the spam and anonymous insults (there was no login at the site for the first 8 years I was there) turned the heavy hitters off and people stopped visiting.

Often times, these remote state filings come down the anonymity.
