My Great grandfather owned the bar on the way out of the port in Bayonne and my grandmother who was born in Sandy Hook Point, used to work there.

She had rented for over 10 years with the same landlord in a community that was deemed unsafe due to chemicals in the soil. 

Not only did this make turnovers faster and easier (didn't have to wait for laundry to be done), but it also seemed like the sheets were the quickest items to get soiled or stained.

Not only was the carpet soiled, but the baseboard and walls were too. 

As a general statement for anyone reading this thread, larger pieces of land can be tough to "wholesale" since developers need long feasibility periods to do their due diligence on soils/geotechnical, environmental, utility availability/capacity, zoning, etc, etc, but they can certainly be brokered if you team up with a savvy agent who knows land. 

However my understanding is also that creating a company on foreign soil would be an alternative.
