and with record new class A multi-family coming online now and 2025 in Austin/Dallas/Houston, perhaps focusing on multi-family would be most lucrative for you, which you already have personal experience in, over next few years then you can acquire really good value deals as prices will likely come down quite a bit, ie more supply/higher 10 yr etc.     

In other words, you'll end up with tons of info and great advice, but none of it is going to do anything for anyone unless that information is applied and executed.I do appreciate the info, the knowledge and material given in the workshop and for free online, I can only imagine the more expensive course will provide even more of that.Good luck with your decision.

I quickly searched online it shows 5% although not sure how much of quality tenants are out there looking for a nice place to rent in NPR.

Personally, I just post on line the rental thats available and see who replies just to see if its needed in that area before I purchase

As for rent collection, bookkeeping, etc I recommend you go through some online demos of different products to see what works best for you.

When I did some online research I was getting a lot of conflicting information. 

I can see when a request is submitted via an online portal and I can see what the request is for and how the PM is handling it.

You can do that online.
