Avoid violent crime like murder, assault, home invasions etc.

@Dane Ohlen  absolute worse company I have ever dealt with they prey on newbies.. how they still do deals Is a mystery to me.. they are to be avoided at all cost in my personal opinon based on first hand experience with these guys

In this same scenario, I can also imagine my agent wanting to murder me.

Hey @Jean BolgerThank you for the ref, Ill check Al out and I will need that ref for the rental property management at some point,  when I say Im a newbie I mean my feet have just hit the sand;-)I defiantly  understand the risk of Linden, just some time ago a family of 4 were murdered very close to were my relative stays.

Wait until the first time you get sick from some mysterious disease because you were prepping a paint job somewhere in some filthy area and some decades-old bacteria were waiting for you to scrape them up.

Seriously, though you can get a "Non Contact Voltage Tester" for $20(name brand tool) from a home improvement store and only $6(cheap no name brand) at Harbor Freight tools....it is a very easy tool to use, that when you pass it over the black(hot) wire will light up and make a buzzing sound, if the line is hot/charged.But, as others have mentioned, you may do what I have suggested and the line appears uncharged, BUT, it is connected to a switch at a breaker box or wall switch that may accidentally be turned on and then create a very dangerous scenario.I personally do not like mystery electrical wires!

That way any agent that shows the property will mention it to their buyer and if it's a deal killer it will filter out those buyers right away.I've seen this done with a property where the homeowners were murdered 5 years prior. 

They promise a certain rate and then when you're 3-4 weeks into the process and just about to close, the rate mysteriously jumps. 

And While we may be ‘unlikely’ to experience an incident like this, a situation similar where there is mass panic resulting from mass murder (i.e. 9/11) is always a possibility.
