Many probably thought JCPenney and Macy's would never go out of business because they've been around 100+ years.If the stock market crashed again even more (Dow 15,000), you'd likely see a huge ripple to RE as many retirement accounts would likely be wrecked...and they'd need their equity now.

They've done a great job of discouraging Amazon....people can't get their kids in school, they've made restaurants spend money to build indoor dining outside, try to tax income based on where you make it, not where you live, and probably a whole host of other issues.
