Any costs for Energy Efficient Mortgages and Solar Energy Systems must not be included in financeable repair and improvement costs.

I'm not saying any of those things are you, just referring to how NOT to invest in real estate.For most of us, real estate takes work, passion, time, energy, effort, etc. 

I haven't started my marketing campaigns yet, but I have been putting energy into relationships and it has already been profitable, and I believe I've only scratched the surface.I'm glad to hear I'm on the right track with that.

I contract roofing ,due primarily to my age, and dry wall mudding which takes me too long to do economically myself.I do pretty much everything else myself on full gut renos.
