Is there a real need in the community, a needs analysis needs to be done. Will you or can you simply serve an existing non-profit, like Council of the Blind, if so, simply lease to them or individually with a lease guarantee, keep it simple. If I were doing a conversion I would ask P&Z about a R-1 SFD being converted to multi-family, a 5 plex and leave it at that, P&Z isn't discriminator about who leases, but if there medical issues or security concerns about a certain population then you may have other ordinances, other restrictions can then be applied.

Peculiar to Italy is the "Condono" legislation, whereby the State "condonos" the urban sins of its citizens, who have constructed, enlarged or modified buildings, without having obtained the necessary approvals from the local Council.

@Kyle Turret Assigning a contract for a monetary consideration is totally legit as long as you go about doing it the right way. http://www.recbc.ca/psm/assignment-of-contracts/ The real estate council in British Columbia even goes so far as to offer the aforementioned guidance to agents on how to legally do this with their clientsThat being said a wholesaler has to know the market even better than most agents do and have to be networking machines (in order to have buyers lined up).

Maybe a little on the Class A multi family properties, but if you are in the $1,200-1,700 price point on a duplex or SFH, I think you will find a healthy and consistent number of perspective tenants.Look, I agree the massive run in Dallas price appreciation is getting late in the tooth, but I don't see it dropping 20%, too many people are moving to the area every year. And, don't forget Dallas is a finalist for Amazon, and the city council just had a closed door meeting that some speculate was about Amazon.
