I'm a realtor/investor in Arkansas and can say that this is very landlord friendly state. 

Hello BP members,Currently I am a new player in this game :).After some analysis I have focused on Arkansas, even though it seems to be not so trendy as other states.My current strategy is B&H with a budget of up to 80-90K per SFH, looking for the 1% rule and higher. given that, I think that I should look for class B- neighborhoods, and maybe even consider section 8 options.Speaking Little-Rock metro:- What towns/neighborhoods should I really avoid?

In Arkansas, I paid $42/sqft including installation and cutting for the sink.

We are currently do flips locally in Jonesboro, AR.

@Judy Walsh Please use software or paper, and pencil to track not only your expenses related to the property but also:- assets (banks, A/R, basis of property)- liability (loans, A/P, credit cards)- equity (investment, draws)- income and of course expenses.

If it's to acquire doors, lots of doors - West Virginia, Mississippi, and Arkansas are the cheapest dates.  

I live in Arkansas but am investing in Tennessee.
