We give them a handful of documents along with the lease (i.e. a lead disclosure and what not) and also leave a "move in gift" which is mostly cleaning supplies, a cheap plunger and the like (hint, hint).

The standard bill they send is based off of how many bathtubs are in the unit and whatnot and don't factor in efficiency or use, so I'm hoping it'll decrease once I get the meter and have my bill adjusted.

It will list your vacancy to all the major players, your tenants can enter their info and you can compare all the applicants with background and credit checks, you can get state specific legal documents like leases and whatnot.

You'll want to get an attorney to draft the documents for you to form the entity and the operating agreement, and you can ask your questions about agents and whatnot to him/her.
