Would it be prudent to raise rent by the $150 that it's below value, or keep as is for a six month period as a trial?  

I believe you need to get to the seller's base line price by making a "Trial Offer" (always remember you are not a salesman, you represent yourself, you are in this business to make a profit, not a friend!)
