Right now I've set up security cameras but I'm not sure how effective they will be since it seems like this person just does not care and will happily get arrested as it doesn't seem to be doing much.

The detective I told my story to had been in one of my STRs a few years ago to arrest an intruder that we caught on camera. 

BTW, I don't screen by asking questions most of the time; I screen by having a decent rate, length of stay minimums, detailed house rules, repsonses to reviews, putting in my listings that guests are being watched (whether by neighbor or cameras), etc.

Or if you’re holding it, make sure that you have exterior cameras alerting you if the neighbor is going to do anything crazy while your guests are there, potentially ruining their stay.

Hello - i used to house hack and live in one of my units (it's a duplex)we recently moved out and still have RING cameras installed around the property. 

They can track on their gate camera but I have a camera by my front door.

Install smart cameras?  

For receipts that do not come through email, you can also scan information into the Hubdoc app via your mobile phone camera. 

Also, HIGHLY recommend the friend use their camera phone to VIDEO the visit, starting at the front door.
