You could plot a graph of $/SF and $/BR but at the end of the day there is no set formula because supply and demand plays a factor.In general…the 3rd BR will add value, but since the total square footage is the same, it won't capture ALL of the value and it depends on your market. ie. the 3rd BR would be a plus to families, college students, but a minus to childless working professionals.You could triangulate rent prices from different angles and find an average.

Lots of good shops for buying craft beer supplies if you like to brew also.

Be careful not to buy more than a 60 day supply at a time.

@Liam Goble well my business is supplying Memphis investments to non US residents I live in Fiji but spend plenty of time in Memphis and New Zealand.

He's basically supplying the funds for the purchase, and I will be paying for the rehab.

You probably wont be saving much if any money , As a contractor , I need to make a profit , if you supply the windows , and something goes wrong , they are your windows , not the contractors .
