Better cash flow, but not sure how long it would take to save up for something worth it.Maybe I am overthinking it too much.I know it is not as simple as I am making it seem.So, any advice would be greatly appreciated.

@Patrick Britton - As a realtor, I tried your suggestion about USPAP and other similar tactics in the past. 

I'd also suggest when you replace them down the road, buy ones without icemakers.

My suggestion is to go off-market by buying Google Ads, mailers, PPC/PPL (google ads), door-knocking and more! 

The "BiggerPockets Real Estate Podcast" is another resource I would suggest listening to for advice from seasoned investors.
