The land alone in those areas is 500k to 1 million an an acre before building the structure and profit rolled in on resale for a developer to sell to an end buyer.

At that point, I will get the ball rolling and will hire an attorney to handle it.

A building we bought west of Olympia, we were able to look through the rent roll from '07 to '09 and saw nothing that indicated any trouble at all.

We are in the process of analyzing properties and are eager to get the ball rolling.

Ouch.. but we still made a bunch on it.. but those things happen.In one subdivision I was building in the neighboring builder went with the cheapo framer.. and when you went in the house it look like the TREES of MYSTERY house along the Northern CA coast.. yup built it out of plumb drop a golf ball at the back of the house and it will roll right out the front door on its own  LOL.. not sure how much he lost as he sold it as is.. but no one in there right mind would pay close to retail for that.

Then I can roll that into a multi.I saw that you have some units in Worcester county.  

Seller financing is not an option due to seller rolling his equity thru 1031 to invest in sfr's for fewer monthly transactions and estate planning as seller is older. 

Does the exemption continue until he hands off, and then it ceases to exist for future situations, such as a post-lease reasonable accommodation request? 

I left that job in 2015 and rolled the money into a Roth IRA.
