Then, typically, you'll need to pay leasing commissions to both your broker and the tenant's if they have one, and offer concessions to your tenant such as tenant improvement allowance and/or free rent (broker should be able to ballpark for you, but will also depend on condition of spaces and how easily they could be repurposed).
